Industrial and Logistics

We improve the performance of industrial assets and portfolios on behalf of developers, property owners, investors and tenants

Smart, specialist solutions for occupiers, investors and owners

Warehouses. Factories. Property at rail terminal, ports and airports. The buildings at the heart of your manufacturing and distribution networks are business-critical. That’s why you need a property partner with the contacts, expertise and commercial edge to make sure your property not only supports your business, but adds value to it.

Jones Lang LaSalle’s industrial and logistics team can provide support in leasing as well as acquiring properties. Our nationwide coverage and close links with the key developers and occupiers in this field give us unrivalled market knowledge. We know where the prime sites are now and where the next hotspots will be.

Following initial assessment Jones Lang LaSalle can provide clients with the services as outlined below:

  • In order to initiate the process JLL would perform a detailed property research aimed at collecting data on all options available on the market. In other words, we give you a complete understanding of existing and under construction warehouses that could suit your needs. The next step will be to agree on the initial shortlist.
  • JLL would organize presentations / site inspections of selected properties. In the aftermath, we would send out Request for Proposal (RFP) and get proposals from all landlords, as agreed in the shortlist. The added value of the RFP is that it would enable us to compare and evaluate offers from landlords, who usually have different templates for their proposals. Consequently, discussing your requirement more precisely on the basis of received proposals will allow eliminating offers not meeting your criteria (or contradictory to your requirements), resulting in a short list of 1 to 3 buildings.
  • The final stage would involve negotiating commercial terms of the lease agreement on your behalf, including but not limited to obligations of the parties, terms of lease termination, securities, penalties, etc. This stage would be successfully finished with signing the lease or purchase agreement.

Therefore, our clients can make informed decisions and meet any internal corporate governance requirements.
